Development Projects

The following is a list of planning initiatives, commercial and residential development projects that are either pending, under construction, or completed within the past two years:
Downtown Master Plan
As part of the City’s 2009 Strategic Plan, one of the action items the Council desired to complete was a formal downtown master plan. The intent is to develop an integrated plan and marketing strategy for a long-term sustainable downtown. In early 2012, the City approved the Downtown Master Plan, which includes several goals and implementation methods that will help encourage new redevelopment projects. 
SW Chaska Master Plan
The City has completed its SW Chaska Master Plan, which guides development and land use of an undeveloped 2+ square mile area in southwest Chaska along Highway 212. While most of the area was originally determined to be residential, the new master plan allows for more corporate uses and allows residential development to be most consistent with current market conditions. 
Chaska Creek
The City approved the Chaska Creek Concept Plan in late 2013. The 84 acre parcel is located in the SW corner of County Road 10 (Engler Boulevard) and Highway 212. Opus Group is teaming up with Colliers International to market the property as a corporate site that would allow for industrial use as well as a 15-acre neighborhood retail center. Infrastructure improvements are planned to commence in 2015. 
The Harvest
Traditions Development received approval for the first residential development in SW Chaska in 2013, called "The Harvest". The 52-acre property has been divided into 140 single-family homes. Construction on the first phase to commenced last year. 
Red Cedar Creek
Dick Putnam/Ryland Homes received planning approvals for a residential development in SW Chaska called "Red Cedar Creek." The 16-acre property has been divided into 30 single-family homes. Construction on the first phase commenced this fall. 
Founders Ridge
K. Hovnanian Homes received planning approvals for a residential development in SW Chaska called "Founders Ridge." The 33-acre property has been divided into 58 single-family homes. Construction on the first phase commenced this summer. 
Ridgeview Medical Center
In 2011, Ridgeview Hospital completed the first phase of its medical center project on the site located at Highways 212 and 41. This project is a significant addition to the community as it is comprised of a stand-alone emergency room, imaging center, and specialty doctors from multiple disciplines. The four-story building is approximately 180,000 square feet, and the hospital has received approvals to move forward with a 44,000 square-foot addition. Construction of the addition began in the spring of 2013 and completed in 2014. 
Block 6/Firemen's Park Redevelopment
This site was identified as a “catalyst site” in the City’s Downtown Master Plan. Over the past year, the City has gathered feedback from community stakeholders and ultimately will be developing the block and park area as a 40,000 square-foot city-owned events center that will include a world-class curling facility, bar and restaurant, and event/reception space for parties up to 300 people. In addition, the 10+ acre park will be redeveloped and enhanced with more walking trails, improved recreation facilities, better connections to the rest of the city, etc. The project has received preliminary planning approvals and construction is expected to commence in December of 2014. The goals of the project are to enhance recreational facilities/community gathering spaces, bring more people/traffic downtown, and honor/embrace history and tradition of the community. 

The Landing
The City has been working with Aeon Development to move forward on a proposal for construction of the Block 53 Redevelopment Project called The Landing. This project will be a 54-unit housing facility marketed toward senior citizens in an affordable rent range. Construction commenced in 2013 and was completed early in 2014. The 54-unit project is 100% leased. 
Hazeltine Shores
The City is currently working with Trident Development to construct 138 senior independent and assisted living units on the west side of the intersection of Hazeltine Boulevard and Highway 41. The project received planning approvals this fall. It is anticipated that the project will be completed in the fall of 2015. 
Data Centers
A 250,000 square-foot data center used by United Health Group opened in 2012. The building is located in the West Creek Corporate Campus north of Engler Boulevard just west of Clover Ridge Drive. Stream Data has received development approvals to move forward with a 115,000 square‑foot data center in the West Creek Corporate Campus, also located north of Engler Boulevard and west of Clover Ridge Drive. Construction began in May 2013 on the first phase and was completed in early summer 2014. In addition, ViaWest bought the old Entegris Headquarters and redeveloped the building into a 70,000 square-foot data center. The data center opened in late spring of 2014. Each of the data centers provide a high tax value and will be large electrical users for the City. The City is actively recruiting data centers to locate in the remaining vacant parcels in this area. 
Building Center Site
The City has entered into a development agreement with Klingelhutz Development Company to purchase the Building Center site on old Highway 41, just east of Yellow Brick Road. The 12-acre site was previously home to dilapidated industrial buildings, which have since been demolished. The City has sold 4 acres of the site for multi-family housing and is currently speaking with interested parties to redevelop the remaining portion of the site as a light industrial center to bring more jobs to the area and to increase the tax base without competing with the existing downtown area. 
Lakeview Medical Office Building
Lakeview Medical Center completed construction on a three-story, 47,000 square-foot office building located at the southwest corner of Pioneer Trail and Highway 41 in early 2014.
